Cushman Wakefield’s Paul Massey is one step closer to challenging Mayor Bill de Blasio in 2017.

The co-founder of Massey Knakal Realty Services is tapping SL Green executive David Amsterdam as his campaign manager if and when Massey decides to run for mayor.

Preliminary plans for two new developments on the Lower East Side would a爱上海同城对对碰 爱上海同城论坛dd more than 2,100 residential units to the area.

The Starrett Corp. submitted a pre-application for 271-283 South Street, where the developer plans to build a 60-story building with 741 apartments, the Lo-Down reported. L+M Development and the CIM Group also filed a pre-application statement for 260 South Street, where they plan to build a 1,400-unit building. Together, the projects would span more than 1.7 million square feet — nearly the same size as the massive Essex Crossing Project — in the Two Bridges neighborhood.

The proposals, of course, are just early plans and can change dramatically in the coming months.

State Assembly member Alice Cancel filed a Freedom of Information Law request to the city s Department of Planning for the pre-applications amid complaints from residents about overdevelopment in the area. Cancel said she is still reviewing the pre-application statements.

What are you reading right now, or what did you finish most recently? I’m reading “Sapiens” by Yuval Noah Harari.

What spurred you to read that book? It was recommended to me by my son Neil. He was turned on to it by one of his studio art teachers, who occasionally read it aloud to his students.

Has anything you read in it stuck with you? It basically explains everything in life, from the highest possible view over the longest period of time, and it’s mind-blowing. But it’s pretty difficult to describe. For instance, Harari makes a compelling argument that in the history of mankind, people have not become more intelligent over time. He uses storyte爱上海同城手机版 新爱上海同城对对碰论坛lling rather than arguments; it’s quite readable, and not dry or long-winded. It’s definitely one of the most brilliant books I’ve ever read. And oddly, not available in paperback.

What spurred you to read it? Has anything you read in it stuck with you? The basic theme of the book is about how being a “giver” without experiencing quid pro quo is a hallmark of some of the most successful business leaders. Would you recommend this book to someone? I would absolutely recommend it. In some, ways it’s a modern adjunct to Dale Carnegie’s “How to Win Friends and Influence People.” In real estate, we are all so consumed with the daily grind of purely transactional work, so I found that this book reminded me to redistribute some of my energy to help those around me get ahead.

Toledano files for Chapter 11 to regain control of EV building Landlord claims Delshah Capital “commandeered” six-story property

Raphael Toledano is going to Bankruptcy Court to try to regain control of an East Village property he claims Delshah Capital’s Michael Shah “commandeered.”

The controversial 27-year-old landlord filed for Chapter 11 bankruptcy protection for the property at 97 Second Avenue between East 5th and 6th streets, the Commercial Observer reported.

Toledano, who paid around $5 million for the six-story, 10-unit rental property in 2014, claims he owned 100 percent of the equity in the property and 上海千花网交友 上海千花网论坛pledged the interest to Benjamin Lefkowitz of Lefko Funding as collateral for personal loan obligations.

Lefko claimed earlier this year that Toledano defaulted on the note and challenged the foreclosure sale in court. An agreement was drawn up that gave Toledano 75 days to sell the property, according to the publication.

Meanwhile, Delshah announced on July 21 that it had acquired the defaulted note on the property and was working with the owner to take control at 30 percent below market value. Shah bought the note in April for $9.2 million, the CO reported.

But Toledano’s pr上海夜网论坛 上海夜网operty restructuring manager claims that during 上海夜网 阿爱上海同城the 75-day window, Shah got Lefko to sign Toldano’s interest over to him and re-deeded the property to himself or an entity he controls.

Adam D. Stein-Spair, a bankruptcy expert at Pioneer Funding Group who is not involved in the case, said that if true, the claim means that the debtor “is effectively an empty shell.”

Deutsche Bank and HSBC have term sheets out to refinance Fosun International’s 2.1 million-square-foot 28 Liberty office tower in Lower Manhattan to the tune of $800 million, sources told The Real Deal.

The banks plan to close the floating-rate, six-year loan before Thanksgiving and then syndicate the deal, at which point Natixis and Credit Agricole are likely to come in, sources with knowledge of the deal said.

The lenders will provide $500 million in debt at closing, and another $300 million down the line to be used for capital improvements and upgrades to the tower.

Representatives for Fosun, a Chinese conglomerate, could not be immediately reached for comment. CBRE brokers James M上海夜网论坛 上海夜网illon and Tom Traynor secured the financ上海贵族宝贝 上海千花网龙凤论坛ing on behalf of the borrower. They declined to comment.

Fosun first went out to the market in July to refinance the former JPMorgan Chase headquarters, which they bought for $725 million in 2013 in an all-cash deal, as TRD originally reported.

The new financing works out to a loan-to-value ratio of 55 percent. Fosun boosted occupancy in the tower, which was below 50 percent when JPMorgan left, to 72 percent with deals like a 345,000-square-foot lease with the New York State Attorney General’s office.

The law firm Milbank, Tweed, Hadley McCloy will vacate the top floors爱上海同城手机版 新爱上海同城对对碰论坛 of the tower when it relocates to 55 Hudson Yards. The firm爱上海同城对对碰 爱上海同城论坛 is上海夜网 阿爱上海同城 paying below-market rents of about $42 per square foot.

Hong Kong has overtaken New York as the city of being occupied by the most ultra-wealthy individuals — that is, people worth at least $30 million.

The former British colony is now home to more than 10,000 ultra-wealthy people, Bloomberg reported. Citing a report by research firm Wealth-X, the outlet reported that Hong Kong s ultra-wealthy population jumped 31 percent last year.

That increase surged past New York, which is home to around 9,000 of the super-rich.Tokyo took third place, followed by Los Angeles, Paris, London and Chicago.

Hong Kong has been bolstered by China s improving economy, and this has been driven by enhanced trade and investment links with mainland China,” the report said.

The trade links have been evident in some mammoth real estate deals in the city. In June, a consortium of Chinese developers inked a record-breaking $5.1 billion deal with one of billionaire Li Ka-shing’s previous companies. In a separate deal Hong Kong’s government sold its first commercial property i上海千花社区 上海千花网交友n the Central district in over two decades for $2.9 billion.

Elliman s revenue, profit rise despite housing slowdown But new development is a drag on year-to-date profit

Despite the sluggish market, Douglas Elliman increased both revenue and profits during the third quarter, the firm s parent爱上海龙凤419桑拿 上海龙凤论坛sh1f c上海千花网交友 上海千花网论坛ompany reported Wednesday.

Vector Group said the New York-based brokerage had revenue of $211.5 million during the third quarter, up from $190.4 million a year ago. The firm also grew its net income to $10 million, up from $4.2 million during 2017’s third quarter.

Chairman and CEO Howard Lorber said t阿爱上海同城 阿拉爱上海同城he market has definitely picked up in New York. Closings are pretty strong in new development, he said. But that s from sales two or three years ago.

Still, it s been a rocky year for Elliman as profitability s been hurt by the slower market.

According to Vector filings, Douglas Elliman s net income for the nine months ended September 30 was $7.8 million, compared to $20.8 million a year ago. That s largely the result of losses early in the year.

Elliman lost $8 million during the first quarter, as a result of the sluggish New York City market and costs associated with acquiring Los Angeles-based Teles. The firm s second-quarter profits shrunk to $5.9 million from $16.1 million a year earlier thanks to the new development slowdown.

Overall, Vector s real estate segment — which also includes its new development investment arm, New Valley — lost $900,00 during the first nine months of the year, compared to its $24.7 million in profits during the same time in 2017.

Vector’s overall revenue grew to $513.9 million from last year s $484.6 million. Net income was $12 million, down from $19.3 million during 2017’s third quarter.

What the fight for a small hotel in Gowanus says about HTC s future Perfect storm of circumstances spurred 9-month-long fight with another union and a developer over just 30 employees

The New York Hotel and Motel Trades Council (HTC) is riding high these days. A few months after securing a City Council vote to restrict Airbnb in the city, New York s largest hotel union received more good news last month when the Council voted to put a damper on hotel development in light manufacturing zones, where a growing number of the city s hotels are built.

Despite these recent successes, HTC still has an Achilles’ heel in the outer boroughs. While HTC represents over 40 percent of Manhattan hotels, it covers just 4 percent of hotels in 上海贵族宝贝交流区 上海贵族宝贝论坛Brooklyn and Queens seven out of more than 180, according to an analysis by The Real Deal.

That s partly because HTC has deliberately sidestepped those areas, as it weighs spreading its resources across a rapidly increasing number of new hotels in the city.

But in March, the Hotel Trades Council did something highly unusual when it attempted to organize 30 employees of the Fairfield Inn and Suites by Marriott at 181 Third Avenue in Gowanus, Brooklyn, which lies in precisely the same type of zoning area the union wants the city to crack down on.

After nine months, two votes, a few accusations of intimidation and several procedural miscues, the Gowanus case made it all the way to Washington, D.C., where the hotel developer Troutbrook Company’s last-ditch attempt to overturn a successful unionization vote was finally struck down at National Labor Relations Board (NLRB) headquarters.

The Gowanus case opens a window into the sort of drawn-out disputes HTC might face throughout the outer boroughs, if it devoted the time and resources to organizing them. It also helps explain the thinking that underlines HTC s push to severely limit the development of new hotels in these areas: if they aren t likely to gain members in light manufacturing zones, it s b上海龙凤论坛 新上海贵族宝贝论坛etter that there be no hotels there at all. A fragmented landscape
